How do I know my money is protected?
Norfolk Roots is a member of a government-approved Client Money Protection Scheme. This provides additional reassurance that any client funds we hold are protected in accordance with industry regulations.

 What is the difference between Let Only and Fully Managed?
With Let Only, we find and secure the tenant before handing management over to you. With Fully Managed, we continue to manage the tenancy, rent collection, inspections, maintenance, and tenant communication throughout the tenancy.

How quickly can you put a tenant in my property?
Potentially within days; however, there is a process to follow.  Up-to-date compliance must be in place, and we strongly recommend careful tenant vetting/ referencing over rushing the process.  In terms of marketing, well-presented properties in desirable locations often generate interest quickly. We will provide honest advice on rental value and market demand to help achieve the best possible outcome.

Can Norfolk Roots arrange compliance certificates?
Yes. We regularly arrange EPCs, Gas Safety Certificates, EICRs, and other required assessments through trusted local contractors.

What happens if my tenant stops paying rent?
If rent falls into arrears, we act quickly to communicate with the tenant, keep you informed, and advise on the most appropriate next steps. For Fully Managed landlords, we can also arrange and serve the relevant notices where required.

Do I need a professional inventory?
Whilst not legally required, we strongly recommend one. A professional inventory provides valuable evidence should a deposit dispute arise and helps protect both landlords and tenants.

I already have tenants. Can Norfolk Roots take over management?
Yes. We regularly assist landlords moving from self-management or another letting agent, helping make the transition as smooth as possible.

Can you help first-time landlords?
Absolutely. Many of our clients are letting a property for the first time. Our team can guide you through compliance requirements, tenancy setup, legislation, and ongoing management, helping you feel confident from day one.
